De Grote Waaij – B&B and Group Accommodation
- Introduction
Welcome to De Grote Waaij. We strive to offer all our guests a pleasant, relaxing, and safe stay.
This document contains:
- the house rules
- the terms and conditions
- the privacy statement
These apply to both individual B&B guests and groups reserving the entire group accommodation.
1.1 Acceptance of terms
By placing a booking or agreeing to our terms, the booker agrees to all rules in this document.
The booker is responsible for:
• compliance with all rules by all fellow guests
• informing the entire group
• compensating for any damage
• fulfilling payment and cancellation conditions

2.1 Respect for the accommodation
Guests will treat the building, inventory, outdoor space, and surroundings with care and respect.
2.2 Use of inventory
Indoor furniture may not be used outdoors. Outdoor furniture is provided for this purpose.
2.3 Moving furniture
Moving furniture and beds is only permitted after consultation. Please return everything to its original location before departure.
2.4 Smoking
- Smoking, excessive alcohol consumption, and drug use are not permitted in the building or the courtyard.
• Smoking is only allowed outside the gate at the side of the main building.
• Dispose of cooled cigarette butts in the general waste and not on the street.
2.5 Coffee machine
Use of the professional coffee machine costs €25 per day for up to 32 people, including beans, tea, milk cups, milk, and sugar. For more than 22 people, an additional €1 p.p.p.d. applies. Costs will be deducted from the deposit.
2.6 Candles
Only tea lights in a closed glass holder are permitted and only under supervision. Loose candles are prohibited.
2.7 Security & locking up
Close all doors when leaving the accommodation. Always take the key with you.
2.8 Children & supervision
- Children must be under supervision at all times.
• Sauna, yoga, and fitness rooms are not playgrounds.
• Children under 16 may only enter these rooms when accompanied by an adult.
2.9 Quiet hours
- General: 12:00 AM – 8:00 AM
• Tiendschuur:
- 12:00 AM music volume down
- 1:00 AM close the barn
2.10 Damage & defects
Report damage or defects immediately to De Grote Waaij.
2.11 Waste separation
Waste must be separated into the designated containers.
2.12 Parasols
Always fold parasols when leaving and at night.
2.13 Visitors
Extra guests or visitors are not allowed without prior permission.
2.14 Decoration & mounting materials
It is forbidden to use nails, thumbtacks, tape, adhesive tape, confetti, or other materials that could cause damage.
2.15 Parking
Parking is allowed in the designated spaces next to the building and at the sign across the road.
2.16 Own equipment
It is forbidden to bring your own equipment such as refrigerators, hot tubs, whirlpools, or sound systems.
2.17 E-bike charging
Charging e-bike batteries is only allowed in the large kitchen. Charging in bedrooms is prohibited.
2.18 Damage & security deposit
Damage or leaving the premises insufficiently clean will be deducted from the deposit. In case of higher damage, the guest is liable for the remainder.
- Departure Rules
Please leave the accommodation:
• tidy and swept clean
• empty the fridge and freezer
• return dishes clean, dry, and to the correct place
• empty the dishwasher
• check the oven and microwave for cleanliness
• switch off all electrical appliances
• dispose of waste separately
• leave the outdoor area tidy
• close all windows and doors

4.1 Payment terms for group accommodation
- 50% within 7 days of booking
• 50% no later than 8 weeks before arrival
In the event of non-payment, De Grote Waaij may cancel the reservation.
4.2 Payment for individual B&B reservations
- 100% payment upon booking
- Cancellation Policy
5.1 Individual reservations (B&B)
- > ≥ 21 days before arrival: 100% refund
• < < 21 days before arrival: 0% refund
5.2 Groups – Group Accommodation
- ≥ 12 months before arrival: 100% refund
• 6–12 months: 95% refund
• 4–6 months: 80% refund
• 2–4 months: 50% refund
• < < 2 months: 30% refund
• On or after arrival date: 0% refund
Group cancellation insurance is strongly recommended.

6.1 When is music too loud?
- When music is audible at the nearest third-party residence.
• Or when music is audible indoors in an adjacent residence.
6.2 Why music quickly causes a nuisance
A correction of +10 dB applies to music measurements, meaning music exceeds the standard more quickly.
6.3 Tips to prevent noise nuisance
✔ Don't turn the music up too loud
✔ Keep windows and doors closed
✔ No music outdoors
- Liability
- De Grote Waaij is not liable for loss, theft, or damage to property.
• Guests stay at their own risk.
• The booker is liable for damage caused by group members.

- Reservation and booking administration

8.7 Rights of data subjects
You have the right to access, correction, deletion, restriction, portability, and objection.
Requests can be submitted by email. Response time: 30 days.
8.8 Complaints
Complaints can be directed to De Grote Waaij or to the Dutch Data Protection Authority.
8.9 Changes
The privacy statement may be updated. The latest version is available upon request.
